Two Houses in One
This project began with a question that anyone who owns a period house eventually asks: do you extend it sympathetically, or do you do something bolder? The house on Broadway — an early Letchworth property with the kind of street presence that the town was designed to produce — had an existing conservatory to the rear that was neither well designed nor well built. It was, in short, a candidate for replacement.
The answer we developed with the clients was a project of two clear halves. The street-facing elevations would be restored and respected: matching brick, handmade clay tile, leaded lights, dark ironmongery. Everything visible from Broadway would read as though it had always been there. The rear elevation and the garden side would tell a different story entirely.
The Design
The existing conservatory was removed. In its place: a contemporary flat-roofed glazed extension, opening the living accommodation directly to the garden. The contrast between the two languages — traditional to the front, fully contemporary to the rear — is deliberate and considered. It is not a hedge. The two halves each get to be themselves.
The refurbishment of the original house was thorough. A bespoke double-island kitchen anchors the extended ground floor. The reception room features herringbone flooring. A vaulted loft master bathroom is the project’s signature interior moment — a space created from roof volume that might easily have been left unused.
Photography and Imagery
The completed project is documented in photography covering the street elevation, interior rooms, and key architectural details. The garden elevation photograph remains a CGI visualisation pending a suitable opportunity to photograph the completed rear.
The Outcome
A sympathetically treated street frontage, a confident contemporary rear extension, and a thoroughly refurbished interior — all delivered by 2025. The project demonstrates what a period house can become if the brief is thought through properly and the design is given the courage to follow through.
